TopGolf Plans to Build Golf Entertainment Venue in Germantown

Topgolf, the premier golf entertainment complex company, has announced Germantown as its third location planned in the Washington, D.C. region and it’s first in Maryland. Pending Montgomery County approval, Topgolf would begin construction on the 65,000-square-foot venue next fall with an expected opening in fall 2018.

On Tuesday, the company filed preliminary plans with the Montgomery County Planning Board to build on the 12.69 acre site on Century Boulevard next to the Fairfield Inns and Suites and adjacent to the Regal Cinemas 14 at the corner of Century Blvd. and Airpark Drive. The proposed Germantown site is owned by the Matan Companies.

"Building in Germantown presents an exciting opportunity for Topgolf to establish the first entertainment destination in upper Montgomery County," said Topgolf Director of Real Estate Development Devin Charhon. "For 11 years, DC has been a top market for Topgolf, and as we look to expand in the area, Germantown is a natural fit. It's a fast-growing community that offers easy access to DC and is frequently recognized as one of the best places to live and work. This location offers tremendous potential for Topgolf, and we are looking forward to serving this community in the near future."

Topgolf is the only entertainment experience of its kind, offering fun golfing games for all ages and skill levels, paired with an outstanding chef-driven menu, top-shelf drinks, big screen TVs and music in climate-controlled suites for year-round comfort. Topgolf's first U.S. location opened in Alexandria, Va. in 2005. The company opened an additional venue in Loudoun County, Va. last summer.

"The recent opening of the Premium Outlets and now the Topgolf announcement represent a major shift in providing the residents and employees of northern Montgomery County a true live, work, play environment," said Mark Matan of the Matan Companies. "This will ultimately translate into a better quality of life, more jobs and a reduction in the traffic load on I-270 headed toward the Beltway."

The proposed three-level venue – which would be open year-round – includes up to 3,000 square feet of private event space and 102 climate-controlled hitting bays that can host up to six players at one time. Nearly half of all Topgolf guests describe themselves as "non-golfers."

"Topgolf's first Maryland location will help us attract approximately 500,000 visitors each year and will be a welcome addition to the many recreational activities available throughout our state," said Secretary of the Maryland Department of Commerce Mike Gill. "Golfers and non-golfers alike will be able to take advantage of this family friendly and climate-controlled venue, regardless of weather. Even more importantly, the operation will create jobs in our state and have a significant impact on Maryland's economy, particularly as a new tourist attraction."

In terms of economic impact, the company claims that Topgolf Germantown would create approximately 300 temporary construction jobs and more than 500 full- and part-time jobs. Its economic output in Germantown alone is expected to be nearly $300 million over a 10-year-period, according to a third-party audit.

"Additionally, it provides Montgomery County, especially in the Upcounty area, critically needed economic growth opportunity in the jobs it will create. I welcome Topgolf to Germantown and think it is the perfect location in Maryland for our families and residents to enjoy this unique entertainment experience."
